Continuing Care, Havering

Boyer Planning was instructed to prepare material for re-submission of an outline planning application for a Continuing Care Retirement Community on land at Cranham, in the London Borough of Havering. This work was undertaken for Oakdene Investments, in conjunction with English Care Villages.

The site lies on the edge of Cranham, which has a substantial elderly population. Assessment of the area’s existing care provision revealed that this was inadequate to meet either existing or projected needs, therefore representing the special circumstances required for the site’s release from Green Belt.

The scheme provided a comprehensive care village, including a total of 130 care beds, close care and assisted living units with associated facilities, all set within an attractive landscape setting. The proposals also covered additional car parking provision for the adjacent church and biodiversity enhancement measures that would include substantially increased access to and enjoyment of Green Belt land within the wider site.
